New Zoning Laws in Los Angeles

Now more than ever, it is imperative that you seek the consultation of an experienced Architect prior to purchasing a property. On Friday, March 17th, the City of Los Angeles adopted new Neighborhood Conservation Initiatives that impact all new single family residential projects. These initiatives have been adopted through three ordinances that define various zones, tailored by numerous town hall meetings over the last few years to ensure each neighborhoods concerns are addressed.



The maximum build-able square footage allowances have decreased by about 20% in most areas along with other stringent rules on heights, setbacks and even garage square footage and outdoor covered spaces counting towards the allowable maximum square footage. Some of these affected areas are listed below:

  • Bel Air

  • Brentwood

  • Beverlywood

  • Holmby Hills

  • Pacific Palisades

In the end, these new proposed changes are aimed to improve our neighborhoods by providing more appropriate scaled projects to be built with consideration and access to light and privacy, and ultimately character conformity.
